A small condominium building planned for Cherry Creek has cleared a major hurdle.
At its Monday evening meeting, the Denver City Council unanimously voted to rezone 325 and 329 Detroit St. for up to four stories.
That will allow Frank Penn and Dave Bracht, two longtime friends, to build the four-story, 15-unit condo project they’ve been planning.
The measure passed without debate. Councilwoman Amanda Sawyer, who represents the area, thanked the pair for working with nearby residents.
“This was not something that was particularly popular when originally proposed and it took a little work and conversation, so thank you for being willing to engage,” Sawyer said.
Penn told BusinessDen in April that the northern of the two parcels was already zoned for up to five stories, and the pair considered seeking that for the entire site. But he said they opted to pursue four-story zoning after interactions with city staff suggested five “might be a little bit of a battle.”
This is the second recent unanimous rezoning approval in Cherry Creek. At the end of July, the council rezoned 159 Adams St., a portion of the development site for a planned office building.
Last month, developer Property Markets Group dropped its rezoning bid for a site in Cherry Creek where the firm plans to build a Waldorf Astoria-branded condo project. That leaves just one pending rezoning request in the neighborhood, for 101 N. Adams St.
