Francois Safieddine has added to his holdings in LoDo.
The restaurateur behind ViewHouse and My Neighbor Felix, among other concepts, paid $2 million on Monday for the vacant restaurant building at 1620 Wazee St., according to public records.
The single-story building with a small basement is 6,400 square feet, according to marketing materials prepared by NAI Shames Makovsky. That makes the deal work out to $313 a square foot. The lot itself is just a touch smaller, at 6,273 square feet.
NAI Shames Makovsky broker Sandy Feld, who represented the seller, said the building was home for about 25 years to the chain BD’s Mongolian Grill, which vacated about eight months ago.
The building was sold by 1618-20-22 Wazee RLLP, records show. A related entity paid $1.1 million for the property in 2002.
“They decided it wasn’t them that was going to do the next generation of this property,” Feld said of the sellers.
The property had been listed for $2.95 million. Feld said it’s due for renovations due to the restaurant’s long tenure.
The building is adjacent to the Nativ Hotel, which got a new owner last year.
Safieddine owned multiple Denver nightclubs before moving into the restaurant sector. He is most known for ViewHouse, which he opened a block from Coors Field in 2013 and has since expanded along the Front Range.
Safieddine has been steadily buying real estate in recent years, often in LoDo, but recently as far away as Cherry Creek and RiNo.
His holdings include the former Rio Grande space at 1525 Blake St., the Sports Column bar and real estate at 1930 Blake St. and 2200 Larimer St., where he plans a restaurant called Wonderyard.
Safieddine didn’t respond to a request for comment on his purchase along Wazee Street. Feld, however, called it “his type of property,” given the space has been home to a restaurant.
“It’s a beautiful building and I think Francois will do a great job with it,” Feld said.
