Oilman lists Park Hill Tudor for $3.8M

When Scott and Nicole Delmoro renovated their 1939 Park Hill Tudor a decade ago to add 1,300 square feet, they planned to stay in the home forever.  

But when Phillips 66 purchased Scott Delmoro’s employer DCP Midstream this year, he was promoted to interim chief financial officer and transferred to Houston. So the family listed the 6,281-square-foot house at 6401 E. 17th Ave. Parkway for $3.8 million. 

“We love the house,” Delmoro said. “We never thought we’d leave it but we need to relocate.”

The Delmoros bought their house in 2006 for $1.3 million. Ten years ago, they converted the garage into living space and expanded the second floor, taking care to match the brick and tile roofing. In 2018, they renovated the rest of the home.

The fully remodeled six-bedroom, six-bath home has six indoor fireplaces and one outside, plus an outdoor kitchen.

It also includes two laundry rooms, a 500-bottle temperature-controlled wine cellar, and landscaping designed and maintained by Lifescape. 

At least four homes have sold for more than $3 million in the Park Hill neighborhood in the past three years.

 4433 Montview Blvd., which sold for $4 million in April 2021. Robert Thompson, the founder and former CEO of Punch Bowl Social, sold the 8,300-square-foot home two years after a nearly $2 million renovation.

1651 N. Dahlia St. sold for $3.8 million in April 2022.

1661 Hudson St. sold for $3.1 million in June 2022. Gerald Buck, chief financial officer and executive vice president, and his wife Julie, purchased the home from Gary and Anita Graham.

Back at 6401 E. 17th Ave. Parkway, listing agent Marcy Eastman with Compass-Denver said “every room has something a little special in it.”
