Personal injury firm Bachus & Schanker buys RiNo property for future office

The personal injury law firm Bachus & Schanker plans to construct an office building on a dilapidated corner lot at the outskirts of RiNo that it purchased.

Plans submitted to the city last month call for a three-story, 20,500-square-foot building with two floors of office space above ground-floor parking.

The location, 3495 N. Downing St., is currently a vacant lot where Downing, Lawrence Street and 35th Street converge a half-mile east of the Brighton Boulevard corridor. A former auto body shop on the property will have to be demolished.

The land was purchased for $1.85 million on March 24 by Lathrop RiNo LLC, which shares an address with a former Bachus & Schanker office in Denver. The lot is 9,570 square feet, making the deal worth $193 a square foot.

The partners of Bachus & Schanker, Kyle Bachus and Darin Schanker, did not respond to several requests to discuss the firm’s future move to RiNo.

It is unusual for medium or large Denver law firms to own the property they work out of. Bachus & Schanker currently rents 22,000 square feet at 950 17th St. in the Central Business District, according to the firm’s website, meaning the move to RiNo will be a slight downsizing.

Bachus & Schanker has 23 lawyers in five offices along the Front Range between Fort Collins and Colorado Springs, according to its website. It was founded in 1996.

The RiNo space will be designed by Greenwood Village architect Curate Workplace. IMEG, also in Greenwood Village, will handle the civil engineering.

Four office buildings are under construction in RiNo: T3 at 3500 Blake St., Paradigm at 3400 Walnut St., The Current at 3615 Delgany St. and Steel House at 3100 Brighton Blvd.

Bachus & Schanker isn’t the only firm planning to build itself a home in the neighborhood. Construction firm Mortenson is preparing to break ground on a five-story building at the corner of 31st and Walnut, which the company will partially occupy.
