Polo Club home sells for 2.5 times 2021 price, months after adjacent record sale

A home in Denver’s Polo Club neighborhood has sold for $10.5 million — a full two-and-a-half times what it fetched less than two years ago.

The deal comes three months after a neighboring mansion sold in one of the area’s priciest residential transactions on record.

The latest deal involves the 2 Polo Club Road property, which public records show sold on Feb. 10 at the $10.5 million price point to 2PCR LLC. The property is also sometimes referred to as 2400 E. Alameda Ave., including by Google Maps.

The two-story home on the lot is 4,500 square feet and dates to 1955, according to city property records. It sits on a 1.32-acre lot.

The property was sold by Scott and Janet McFarlane, who paid $4.2 million for it in March 2021, records show. 

Scott McFarlane, who didn’t respond to requests for comment, is CEO of Seattle-based tax compliance software firm Avalara, and also owns a ranch near Steamboat Springs.

The identity of the buyer is less clear. 2PCR LLC was registered in Delaware and lists an Aspen office address that corresponds to that of law firm OKGKM.

That Aspen address was also listed in paperwork for the recent sale of 9 Polo Club Lane, which borders the 2 Polo Club Road property to the south.

The 9 Polo Club Lane property sold for $17.7 million in November to Maroon Partners LLC. That was the third-most ever paid for a residential property in the Denver area, and the most ever paid within city limits.

OKGKM attorney Leonard Oates didn’t respond last week to requests for comment, including regarding whether the November and February purchases were connected.

At least some change is likely on the way for 2 Polo Club Road. Documents submitted to the city in recent months call for additional home and garage space to be added, along with a covered rear patio and pool.
