The owner of a Greenwood Village office building is considering constructing another larger one next to it.
Texas-based Granite Properties has submitted a site development plan to the suburban municipality for a new 12-story office building at 6430 S. Fiddlers Green Circle.
The property is already home to High Pointe Tower, a five-story, 120,000-square-foot office building that Granite purchased in March 2015 for $22.2 million, records show.
The new office building would be constructed east of the High Pointe building, on a portion of the lot where a two-story parking structure stands. The new building would top out at 185 feet, compared to 92 feet for the existing office building, according to the plans.
Additionally, Granite wants to build a five-story parking garage on the south end of the lot, which is undeveloped.
The plans state that 328,323 square feet of building space would be added to the lot, a figure that appears to include not just the office space but also the parking garage.
Firms involved in the project are Norris Design, Open Studio Architecture, engineering firm Martin/Martin, Meta Landscape Architecture and ME Engineers, according to the plans.
A spokeswoman for Granite said the company wasn’t ready to discuss the project publicly.
The property already has the needed zoning for the project, according to Greenwood Village spokeswoman Megan Copenhaver, who noted that the city’s development review process requires public hearings before its Planning and Zoning Commission and City Council.
“The project has completed the initial round of plan review and external agency referrals, and the development team is working on resubmitting their plans to address the comments provided,” Copenhaver said.
Granite owns a half-dozen office properties in the Denver area, according to the firm’s website. The company’s holdings include Plaza Tower One, located across the street from High Pointe at 6400 S. Fiddlers Green Circle, and First Avenue Plaza in Cherry Creek, which the firm bought last year.
