Beacon buys office space in building by Union Station

The office component of a 12-story building behind Union Station has sold for a second time since the structure was completed six years ago.

The office space within the Union Tower West building at 1801 Wewatta St. sold last week to an entity affiliated with Boston-based Beacon Capital Partners.

The deed recorded by Denver County on Friday did not indicate the sale price.

The seller was Union Tower West Offices LP, an entity affiliated with Invesco Real Estate that paid $69 million for the office space in late 2018. Invesco purchased the property from Atlanta-based Portman Holdings, which developed the structure, completing it in 2017.

CBRE brokers Tim Richey, Jenny Knowlton, Charley Will and Chad Flynn represented the sellers in both deals. CBRE said in 2018 that the transaction involved 100,778 square feet of office space. Tenants include law firms Husch Blackwell and Bartlit Beck.

The lower half of the Union Tower West building is home to Hotel Indigo. The hotel and its real estate, as well as the building’s retail space, are owned by McWhinney, which bought it in late 2020.

Beacon is a major player in the Denver real estate scene. The firm’s local holdings include the Tabor Center tower at 1200 17th St., the Circa office building at 1615 Platte St. and the 1800 Larimer skyscraper.
