Coming soon: 8 Denver office and hotel projects wrapping up in 2023

Denver will see more major office and hotel development projects wrap up this year compared to 2022.

Last year’s count was relatively low in part because the pandemic delayed groundbreaking for many major projects.

This year, however, will see the completion of multiple new office buildings in Cherry Creek and RiNo, as well as the delivery of several small to mid-size hotels in centrally located neighborhoods.

Here’s a rundown of eight major Denver office and hotel projects on track to be completed in 2023:

200 Clayton, Cherry Creek

The eight-story, 76,000-square-foot 200 Clayton office building is being developed by Denver-based Broe Real Estate Group. The structure is expected to be completed in the first quarter, according to the company.

BREG, part of Pat Broe’s The Broe Group, said in August that the building was fully leased to Vantage Data centers, financial services firm AON, Charles Schwab and OmniTrax, a railroad company that is also part of The Broe Group. Schwab is also taking retail space on the ground floor.

Sonder hotel, LoHi

The five-story Sonder hotel at 3258 Tejon St. in LoHi is being developed by Denver-based Revesco Properties. It will be the third Sonder hotel in the neighborhood.

Revesco CEO and President Rhys Duggan said the building will be completed in late February.

The Current, RiNo

Seattle-based Schnitzer West is developing the 12-story, 238,000-square-foot The Current office building at 3615 Delgany St. in RiNo.

The structure will be completed in the first quarter, according to Newmark broker Jamie Gard, who is marketing its office space.

One tenant has been announced. Moye White took 42,547 square feet, becoming the first major law firm to lease in RiNo. (Another law firm, Davis Graham & Stubbs, leased at a different RiNo office building under construction months later.)

Sonder hotel, RiNo

A three-story, 23-unit Sonder hotel is being developed at 3354 Larimer St. in Denver by Denver-based Narrate Cos. and Denver-based Magnetic Capital Group.

The building is expected to be completed in May, according to Narrate founder Adam Fenton. The building’s retail space has been leased to Salvaje, a Panama City-born restaurant that has since expanded to other markets, such as Paris and Bogota.

2926 Umatilla, LoHi

Denver-based Generation Development is developing the five-story, 25,000-square-foot office building at 2926 Umatilla St.

Generation President Chris Lonigro said the company expects to complete the building’s core and shell in July. No leases have been signed.

255 Fillmore, Cherry Creek

The seven-story, 100,000-square-foot 255 Fillmore office building in Cherry Creek is being developed by Denver-based BMC Investments.

BMC CEO Matt Joblon said the building will be completed in September or October.

The building is fully leased. Denver-based Crusoe Energy is among the office tenants, taking 31,000 square feet. The restaurant Le Colonial will open on the building’s ground floor.

T3, RiNo

The six-story, 238,000-square-foot T3 office building is being developed at 3500 Blake St. in RiNo by Houston-based Hines, Chicago-based McCaffery Investments and Canadian investment firm Ivanhoe Cambridge.

The building will be completed in the fourth quarter, according to JLL broker Jamie Roupp, who is marketing its office space. No leases have been announced.

Fillmore @ Third, Cherry Creek

The four-story, 60,000-square-foot Fillmore @ Third office building is being developed at 320 Fillmore St. in Cherry Creek by Chicago-based Midwest Property Group.

The building is expected to be completed in the fourth quarter, according to JLL’s Roupp, who is marketing it. No leases have been announced.
