Last year saw a resurgence in groundbreakings as developers found it easier to get financing or felt more confident about future demand.
Here are 11 major Denver office and hotel projects that broke ground in 2022.
Paradigm River North, RiNo

The eight-story Paradigm River North broke ground at 3400 Walnut St. in April.
Denver-based Jordon Perlmutter & Co. and New York-based Rockefeller Group are developing the 200,000-square-foot office building.
In June, the law firm Davis Graham & Stubbs announced that it leased 80,000 square feet across the building’s top three floors.
1900 Lawrence, LoDo

The 30-story 1900 Lawrence broke ground in April.
The 710,000-square-foot structure is the largest office building built in downtown Denver in 40 years, according to Chicago-based Riverside Investment & Development Co., which is developing it in partnership with Convexity Properties and Canyon Partners Real Estate.
In November, the law firm Gibson, Dunn & Crutcher announced that it leased the building’s 31,000-square-foot top floor.
255 Fillmore, Cherry Creek

The seven-story 255 Fillmore broke ground in April.
Denver-based BMC Investments are developing the 100,000-square-foot office building. Denver-based Crusoe Energy is among the office tenants, taking 31,000 square feet. The restaurant Le Colonial will open on the building’s ground floor.
3rd and University, Cherry Creek

The four-story office building at the corner of 3rd Avenue and University Boulevard broke ground in July.
Elevation Development Group and Edgemark Development, both Denver-based firms, are developing the 60,000-square-foot building.
Fillmore @ Third, Cherry Creek

Chicago-based Midwest Property Group is developing the 60,000-square-foot office building.
2926 Umatilla, LoHi

Populus, Central Business District

The 13-story Populus hotel broke ground in April at 270 14th St.
Denver-based Urban Villages is developing it.
Designed by the architecture firm Studio Gang, the building’s irregular windows are designed to resemble “aspen eyes,” the dark markings on tree trunks where previous branches have fallen off, leaving an eye-like pattern.
Cambria, RiNo

In June, a seven-story, 153-room Cambria hotel broke ground at 3601 Brighton Blvd.
Denver-based HighSide is developing it.
Sonder, RiNo

A three-story, 23-unit Sonder hotel broke ground in April at 3354 Larimer St.
It is being developed by Magnetic Capital and Narrates Cos., both Denver-based firms.
Salvaje, a Panama City-born restaurant that debuted in the U.S. in Miami in 2021, will open on 5,600 square feet on the first floor.
Hotel and apartment project, Belleview Station

A 20-story building that will combine a hotel and apartments broke ground in mid-September, according to Beck Group, which designed the building.
Denver-based Stonebridge Cos is developing the building in the 4800 block of South Quebec Street. It will feature 175 hotel rooms and 189 apartments, according to Beck.
Kimpton Denver Tech Center, Belleview Station
