A 7-Eleven with fuel pumps has been proposed for a site along Sheridan Boulevard in Denver where a dollar store currently operates.
Illinois-based Vequity wants to develop the gas station at 998 Sheridan Blvd., according to a concept plan submitted to the city last week.
The 1.19-acre property is currently home to two buildings. One, on the northeast portion of the lot, is used by Family Dollar. Another structure on the southern portion of the lot is vacant and was previously home to an Aaron’s rent-to-own furniture store.
Vequity’s proposal calls for the Family Dollar building to be demolished. A 4,967-square-foot 7-Eleven building would then be constructed on the northwest corner of the lot, backing up to Sheridan. Fuel pumps would be located to the east.
The former Aaron’s building would remain standing.
A Vequity executive did not respond to requests for comment last week. Along with 7-Eleven, the company develops retail buildings for companies such as Starbucks and Wendy’s, according to its website.
Vequity does not appear to currently own the Sheridan Boulevard property. Records show the property last sold in 2016 for $2 million to Lightrail Properties LLC.
The city received a separate concept plan in 2020 proposing a 7-Eleven building at the site. The proposal called for the former Aaron’s building to be demolished as part of the project.
The 10th and Sheridan intersection is struggling commercially. The 998 Sheridan property, with one of its two buildings vacant, sits at the southeast corner. The northeast corner features a small single-story office building with graffiti on its windows, and a sign advertising it for sale or lease.
On the other side of the street, in Lakewood city limits, there’s a gas station at the northwest corner. At the southwest corner there’s a large retail strip mall that is largely vacant besides a liquor store, with large potholes in its parking lot.
