Two months before licenses are required for multi-unit residential properties in Denver, the city has tweaked the license application.
Denver’s Department of Excise and Licenses said Wednesday that it made a handful of changes in an effort to make the application process easier after receiving input from those who have already applied.
The changes on the online application — posted at DenverGov.Org/ResidentialRentals — include allowing for married couples to enter both individual’s names, removing required documents for possession of property, and removing the ID requirements for the on-site manager of rental properties, according to the department.
Landlords must get a license for each rental property they own. Properties with multiple residential units are required to be licensed as of Jan. 1, 2023. Single-unit properties don’t have to be licensed until Jan. 1, 2024.
The City Council voted in May 2021 to require licenses for rental properties. The application window opened in March of this year.
Licenses are good for four years. A private inspection of the property is required before a license can be issued. The department said that, as of this week, there are 20 approved inspection firms.
The city estimates there are approximately 25,000 multi-unit residential rental properties in Denver. Since May, the city has received 717 applications and approved 534, according to the department. Of the 534, 297 are for multi-unit properties and the rest are for single-unit properties.
Licensing fees range from $50 for a single-dwelling unit to $500 for a property with 251 units or more. But the fee is half that for those who apply before the new year.
