Brownstein Hyatt Farber Schreck, the powerhouse Denver law and lobbying firm, announced this week that it is moving its headquarters to Block 162, the city’s newest skyscraper.
The firm will be Block 162’s largest tenant when it takes over 100,000 square feet on floors 26-29 beginning in the spring of 2023. The building at 675 15th St. is 30 stories.
“We very much liked Block 162 because of the flexibility it offered as we evaluate our post-pandemic space needs and our future growth plans,” said Rich Benenson, managing partner at Brownstein. “We think the workspace of the future is different than the workspace of the past. It will look and feel different.”
Benenson said Block 162 has “best in class amenities,” including unobstructed views of the city and mountains, ample parking and access to public transportation. The building is also LEED Gold certified, which fits with the firm’s sustainability efforts, he said.
Brownstein is the fifth tenant to announce they’re moving to Block 162; all five are law firms. Brownstein will share the 26th floor with Lathrop GPM and be just above the offices of Sherman & Howard, which is taking 60,000 square feeton the 23rd and 24th floors.
The Dallas-based law firm Haynes & Boone has leased 13,125 square feet on the 22nd floor. Michael Best & Friedrich is taking 15,000 square feet below them on the 20th floor.
“We’ve looked at a lot of survey results about what (employees) want in a workspace. Overwhelmingly, natural light is at the top of that list,” Benenson said. “So, having a building with floor-to-ceiling windows is a huge advantage if natural light is a priority.”
Brownstein, one of the city’s largest and most powerful firms with 300 attorneys and 600 employees, has been located at 410 17th St. for about 40 years. That space is 130,000 square feet, larger than the 100,000 square feet the firm will occupy at Block 162.
Houston-based Patrinely Group, a longtime Brownstein client, developed Block 162 with USAA Real Estate, completing it in the spring of 2021. Cushman & Wakefield brokers Todd Wheeler and Doug Wulf represented Brownstein in the deal.
David Haltom, an executive at Patrinely, said in a statement that Brownstein’s decision to move in “is a validation of our strategy to deliver a new standard of quality compared to other office buildings in Denver.”
