The owner of Larimer Square has added a 130-year-old LoHi office building to its local holdings.
Charlotte-based Asana Partners, which purchased the city’s most famous block in late 2020, paid $13.5 million last week for the six-story Wheeler Block Building at 2150 W. 29th Ave., according to public records.
That works out to $411 a square foot for the 32,855-square-foot structure.
The deal also included a 0.13-acre parking lot across the street.
The building was sold by Denver-based CentrePoint Properties, which purchased it and the parking lot for $7.77 million in 2016, records show. At the time, the office building was 77 percent leased, according to BusinessDen archives.
The Wheeler Block Building dates to 1892 and was originally an apartment building and meeting hall, according to marketing materials produced by the seller.
The structure takes its name from its builder, Charles A. Wheeler, a founder of the Denver Athletic Club who played a key role in putting together what would later become the Colorado & Southern Railway in the late 1800s, according to CentrePoint.
Tenants at the building include Highland Tax Group, Broadvoice and Flyreel, according to a sign outside.
An Asana executive declined to comment. A CentrePoint executive didn’t respond to a request for comment.
CentrePoint’s other local holdings include the Sherman Center office building at 789 Sherman St. and The Forum at Cherry Creek office building at 425 S. Cherry St. in Glendale.
Asana, meanwhile, owns Larimer Square and a number of buildings along Tennyson Street in the Berkeley neighborhood. This is the firm’s second holding in LoHi; it paid $16 million in August for the new three-story 32V building at 2128 W. 32nd Ave.
