A development firm is looking to build a five-story, 94-unit condominium complex on what is now a parking lot near Benedict Fountain Park in Five Points.
The Denver City Council will hold a hearing Jan. 3 on Austin-based StoryBuilt’s rezoning request for 2137 Glenarm Place, which if approved would pave the way for the project.
StoryBuilt and a trust purchased the 0.79-acre parcel for $3.75 million in 2019, public records show. The project is expected to have 37 studio units, 26 one-bedroom units, 27 two-bedroom units, and four three-bedroom units, according to a concept plan submitted to the city.
The building, located within three blocks of two light rail stations, would also have about 20,000 square feet of garage parking.
StoryBuilt says on its website that the Glenarm Place building will be named Archie. The company also has projects in Dallas, San Antonio and Seattle.
StoryBuilt, which used to be named PSW Real Estate, also purchased a lot in the 4100 block of West Colfax Avenue for $2.05 million in the fall of 2020. The company’s website shows there are plans at that site for a five-story, 83-unit apartment building with some ground floor retail space and 48 parking spaces.
The company is also working on a 26-townhome project at 5785 W 38th Ave. in Wheat Ridge, according to its website.
