10-story office building proposed at plumbing supply site along Brighton

Redevelopment plans are in for yet another lot along Brighton Boulevard.

The city in late August received an early-stage development proposal calling for a 10-story office building with ground-floor retail space at 3100, 3108 and 3120 N. Brighton Blvd., as well as the adjacent 1741 31st St. parcel.

The four parcels add up to 1.85 acres, according to property records.

The plans, known as a “project concept,” do not identify the developer behind the project. The documents were submitted by an architect with the Denver office of Gensler, who did not respond to a request for comment.

Do-It-Ur-Self Plumbing and Heating Supply currently operates at the site.

The property and business have been owned by the Hill family for decades. According to Do-It-Ur-Self’s website, Harold Hill and Bob Hill Sr. began a machinery company at the site in the 1940s, and a family member purchased the adjacent Truesdells Plumbing Supply in 1972. Truesdell was renamed Do-It-Ur-Self.

The owners of Do-It-Ur-Self did not respond to a request for comment left with a staff member last week.

The site is zoned I-MX-8, which allows for industrial and mixed use up to eight stories. But it is at the edge of the 38th and Blake overlay district, which makes up to 12 stories possible if certain requirements regarding income-restricted housing are met.

The proposed structure would have 325,350 square feet of office space on floors two through 10, according to the plans. There would be 8,940 square feet of retail space on the ground floor along Brighton.

There would be 596 parking spaces on floors one through five, tucked away to the rear of the lot.

A host of office projects have been proposed or broken ground in RiNo in recent months. Further north along Brighton, for example, the five-story Rev360 building is under construction, while developers Koelbel and Schnitzer West have released renderings for separate projects dubbed Watershed and The Current, respectively. And McWhinney is under contract to buy land a few blocks away.
