Efforts to redevelop around the Sports Castle building on Broadway have shifted.
In February, BusinessDen reported that an executive with Atlanta-based Wood Partners had submitted a development project concept to the city, proposing to flank the structure at 1000 Broadway to the north and east with a 16-story, 511-unit apartment complex.
That was replaced this week with a new project concept, proposing to build 13-story structures on those two sides of the Sports Castle.
The proposal was submitted by an architect with Shears Adkins Rockmore, and named “Castle Broadstone.” The Broadstone branding is a hallmark of Phoenix-based multifamily developer Alliance Residential, and Shears Adkins Rockmore is the architect behind the company’s Broadstone Uptown complex, which is under construction.
Project concepts are an early-stage development proposal, the precursor to a formal site-development plan. They are subject to change.
The latest submission to the city calls for the 13-story building to the north of the Sports Castle, along Broadway, to have retail space on the ground floor topped with parking and residential units. The 13-story building east of the structure, along Lincoln Street, would be a senior living complex and feature below-ground parking. Alliance entered the senior living market in 2015.
The Sports Castle building, with its faux Gothic facade, would remain in place, but the latest submission doesn’t address how it would be used.
The Sports Castle building was built in the 1920s for the Cullen-Thompson Motor Co. and housed an auto dealership for decades. Gart Bros. opened a sporting goods store in the building in 1971; Sports Authority ultimately closed it in 2016. Since then, the building has hosted events and a seasonal Halloween store, but otherwise sat unused.
Gart Properties owns the building and the adjacent properties.
The president of Gart Properties, the architect who submitted the latest project concept and Alliance Residential did not respond to requests for comment.
