Nearly 200 residences are planned for a site that is being cleared across Iliff Avenue from Cherry Creek Country Club.
Denver-based Alpert Homes and its affiliate Triplex Construction plan to build 121 single-family homes and 68 townhomes at the northwest corner of Iliff Avenue and Yosemite Street, according to Sally Alpert, who does research and development, as well as marketing, for Alpert developments.
Alpert controls 12.1 acres at the site, which is in unincorporated Arapahoe County.
The company purchased 3.35 acres on the western portion of the site in late 2015 in two transactions totaling $1.63 million, according to public records. It purchased the remaining 8.75 acres in June for $4 million.
The townhomes will break ground first, Alpert said, likely in early 2019.
The three-story units, which will be built on the western part of the site, will range from 1,200 to 1,600 square feet, with two or three bedrooms, Alpert said. They are expected to start in the mid-to-high $300,000s, and top out in the mid-$400,000s, although Alpert emphasized that range is preliminary.
Some units will be finished in about a year.
“We will definitely be able to close houses by the end of 2019,” Alpert said.
The single-family homes will be built on the eastern portion, and work on that site is about six months behind the townhome portion, Alpert said.
The single-family homes will range from about 1,600 to 2,000 square feet and start in the mid-$400,000s, Alpert said. There will be two- and three-bedroom models, but Alpert said flex space will make a fourth bedroom possible in some units.
Alpert said the development, which hasn’t been named, will have a shared pool and playground, plus other open space.
