LoDo parking lot sells for $3.6M

A 0.22-acre parking lot in LoDo has sold for $3.55 million, or $378 a square foot.

Blake & 17th Denver LLC purchased 1637 Blake St. last week, according to county records. Preferred Bank provided financing for the deal.

The purchasing LLC lists an address that matches that of Newport Beach, California-based T2 Hospitality, and the company’s founder and CEO signed the loan paperwork.

T2 Hospitality did not respond to requests for comment. No redevelopment plans have been submitted to the city concerning the parcel.

The parcel was sold by The Gailann Perez Trust and Roger A. Gnagy, which had controlled the site for decades.

The property is between a two-story building and another 0.14-acre parcel also used as a parking lot.

T2 owns another parking lot about a block away. It paid $10 million in 2015 for 0.36 acres at the corner of 16th and Market streets, and has proposed an 11-story hotel there.
