43-unit senior living complex proposed for University Hills

A developer wants to build a 43-unit residential complex in University Hills.

Wazee Partners LLC submitted a site development plan to the city last week proposing the senior living addition at 4101 E. Wesley Ave. in Denver.

The 0.8-acre parcel, a block east of Colorado Boulevard, is home to a one-story, 10,600-square-foot medical office building.

Wazee Partners, acting as Wesley Avenue Senior Apartments LLLP, purchased the property for $2.25 million in February from 4101 E Wesley LLC. The seller paid $1.33 million for it in March 2016, according to county records.

Wazee Partners wants to replace the structure with a four-story, 45,800-square-foot building, according to plan. The current zoning allows up to five stories.

The development would have 36 parking spaces, according to the plans.

A Wazee Partners executive did not respond to a request for comment. A portfolio listed on the company’s website includes Wheat Ridge Town Center Apartments, an 88-unit senior apartment community at 4340 Vance St. in Wheat Ridge.
