After years of planning and construction, the single-floor condos at 900 Pennsylvania St. are officially hitting the market.
Five condos are available in the renovated former Cap Hill apartment tower, listing agent Peter Blank said. The building is finishing construction and getting its certificate of occupancy this week.
“What’s unique about them is that they are entire-floor residents,” Blank said. “It’s truly wraparound-sky living.”
The condo on the first floor, comprising 2,600 square feet, is selling for $2 million, with prices increasing by $100,000 for each floor. The condos on the second through seventh floors are 3,100 square feet.
Two are already under contract.
“The views are absolutely spectacular, whether you are on the second floor or the penthouse,” Blank said, adding that residents have unusual views looking north. “This direction, you’re looking on the gold-domed capitol.”
“They love the residential feel,” Blank said. “It’s away from the hustle and bustle from Cherry Creek North (and downtown) … You are still within walking distance to all the restaurants and shops on Seventh and Sixth avenues.”
Nadine Lange, former CEO and founder of Open Scan Technologies, purchased the property for $3.4 million in 2014 as Mini Mouse LLC. She had planned to move into the penthouse when the $10 million project was completed, but has since decided to live elsewhere.
Residents have access to ground-level parking and a small lobby on the first floor. The basement level includes a gym, storage units and a guest suite that residents can rent out through the HOA.
In addition to luxury finishes, including cabinetry from Denver-based Aspen Leaf Kitchens, the condos also feature floor-to-ceiling sliding windows from Las Vegas-based Panda Windows, Blank said. The condos include terraces with heated lamps, automatic shades and fireplaces.
