35-story apartment tower gears up for August opening

With its 35 stories towering at the edge of LoDo, one of Denver’s newest downtown addresses will start doling out door keys this month.

The Confluence at 15th and Little Raven streets will open to its first tenants Aug. 11. One-bedroom apartments in the 287-unit building start at $1,919 for a 658-square-foot layout with a balcony. Rents rise with each floor.

Early-bird renters can receive $500 off the first month’s rent on studios and one-bedrooms. A leasing agent said 60 apartments already are spoken for.

The second phase of move-in will begin in mid-October, when Confluence begins leasing floors 13 and up in its main tower.

PM Realty Group developed Confluence in a joint venture with National Real Estate Advisors. The two firms bought the 1.21-acre lot in 2013 for $10 million and broke ground in December 2014.

Also set to open this month is Country Club Towers, a 30-story apartment building west of the Denver Country Club. A one-bedroom apartment in the 550-unit complex starts at $1,667 per month.
