After nearly two decades of selling furniture and art in the Golden Triangle, a Denver home design store is shutting its doors.
The Shops at 9th Avenue, a 15,000-square-foot furniture and art emporium at 899 Broadway on the southwest corner of Ninth Avenue and Broadway, will have its last day Saturday, June 24.
“I’m closing because at the end of May, rent was doubling,” owner Susan Hildebrand said. “I think it’s part of what’s going on in Denver.”
Hildebrand declined to disclose rent payment figures. Property records show the building is owned by 999 Broadway LLC, which traces back to Bruce Berger, who runs a real estate company in Aspen. Hildebrand said Newmark Knight Frank manages the building.
Hildebrand opened the Shops at 9th Avenue in 1999 and sells rugs, lighting, fine art and furnishings from 17 vendors.
“I studied this concept for two years before I opened in 1999,” Hildebrand said. “We have fabulous pieces and things you just don’t find anywhere … It’s for people who have a selective eye.”
She said Shops at 9th Avenue items range between $50 and $20,000. Hanging in one showroom display is a collection of contemporary European art, while a floor-length Venetian mirror from the 18th century in another portion of the store costs $9,500.
The store’s vendors pay rent and a 10 percent commission on sales, and Hildebrand also runs a small consignment operation, which pockets 50 percent of sales.
She is shopping around for a new location in the area, but hasn’t picked a spot yet, and plans to open a new location after Labor Day.
Design Wright Studios, Artisan Rug Gallery, Djuna Design Studio and T&G Flooring all rent space at the location, but have found new homes. Hildebrand said T&G Flooring is moving into Denver’s new International Design Collection, a 60,000-square-foot design showroom opening this year.
The Artisan Rug Gallery and Design Wright Studios both are heading to RiNo, while Djuna is moving to the South Broadway neighborhood, Hildebrand said.
