Dispensary begins to rise in Union Station

By summer, travelers will be able to land at DIA, take the A-Line to Union Station, and stroll just three blocks to pick up an ounce and some edibles.

The Green Solution is planning a 4,000-square-foot dispensary on a sliver of land in the Union Station neighborhood, just a few blocks up from the light rail platform. It’s a $1.5 million build in a neighborhood that co-CEO Kyle Speidell said was not easy to break into.

“Because everything is brand new, it’s really challenging to find a location. And with new ownership at most buildings, they put marijuana at the bottom of the totem pole,” he said. “But developers saw this lot as too small; it wasn’t viable to build anything. So it was perfect for a tenant user.”

The Green Solution’s next dispensary will be at an undeveloped plot at 1995 Wewatta St. The marijuana chain bought the 3,125-square-foot parcel last year for $510,000, according to city records. Right now it’s a small surface parking lot.

Speidell said the firm will serve both medical and recreational clients at the new location. The Green Solution will be the only dispensary between Speer Boulevard and Park Avenue when it opens this summer.

“We have been searching in the Denver area and based on distance requirements, it was nearly impossible to get a location downtown,” he said. “We were happy to find a pretty small site that we thought we could purchase and build a store on.”

Speidell’s new dispensary will be two stories, with plans to stock most of the products on a second-floor retail showroom. There will be an express window on the first floor, where customers can pick up orders they reserved on The Green Solution’s website.

Speidell said the shop will carry a full range of flowers, topicals, edibles, concentrates and other marijuana accessories.

The cannabis vendor fenced off the Wewatta Street lot last week. Speidell hopes to begin construction shortly and wants to finish construction by July.

The Union Station building is one of four new locations The Green Solution is working on. The others are in Fort Collins, Trinidad and Aurora. The chain has a dozen dispensaries statewide.

Speidell hops to have 15 or 16 locations by the end of 2017. He said the company looks to occupy three or four more corners in 2018.

“Our perfect stores are around 5,000 or 6,000 square feet, we think we can get just about every service in that space,” he said. “Anything smaller than that we have to provide fewer services.”
