With a $6 million deal done, a North Denver industrial park is welcoming its newest tenant.
Sierra Pacific Industries bought its new warehouse at Trammell Crow’s Crossroads Commerce Park last week for $6.49 million, according to Adams County real estate records. The company paid about $123 per-square-foot for the newly finished industrial building.
Sierra Pacific planned to use about 17,000 square feet of that space for itself and lease out the rest, a company spokesman told BusinessDen in July 2016. The building is on about four acres at the corner of 52nd Avenue and Washington Street.
Crossroads Commerce Park is an industrial park Trammell Crow Co. is developing at the Denver-Adams County line. So far Crossroads has about 857,000 square feet of industrial either built or under construction.
The development plan has been a mix of speculative warehouse buildings and build-to-suit projects for users including Sierra Pacific and Empire Staple Co. Lennox, GloProfessional and American Tire Distributors are on the tenant roster for the three buildings Trammell Crow started on spec.
Ware Malcomb was the architecture firm on Sierra Pacific’s new building. Murray & Stafford was the general contractor and Colorado Business Bank provided financing. Newmark Grubb Knight Frank brokers Mike Wafer, Tim D’Angelo and Mike Wafer Jr. represented Trammell Crow in the deal, and continue to handle leasing at Crossroads.
