Health-centered hotel brand eyes Blake Street site

An international hotel giant is betting that not every traveler is looking to indulge while out of town.

InterContinental Hotels Group is eyeing a parking lot at Park Avenue West and Blake Street for a new Even Hotel, according to plans submitted to Denver’s Landmark Preservation Commission.

It’s a new-to-Colorado brand with amenities like group fitness classes, in-room workout materials and healthy food options catering to travelers that want to stay on the wagon while they’re on the road.

In an email, IHG spokeswoman Ada Hatzios said the hotel giant is working with developers on the Blake Street project, but declined any further comment on that particular development before finalizing an agreement.

“We always look for the right market for the right brand at the right time,” Hatzios said in an email. “Denver, with a reputation as a community focused on an active, outdoor lifestyle, would be a great home for a new Even Hotels property.”

Plans submitted to the Landmark Preservation Commission show about 150 guest rooms on eight stories with a restaurant, bar and market on the ground floor. Davis Partnership is the architect listed on the drawings submitted to the commission.

The project would take the place of a 12,500-square-foot parking lot at 2250 Blake St. That site is currently listed for sale for $3.48 million, according to a recently updated Loopnet advertisement.

Listing broker Tom Monks of Equity Commercial Real Estate confirmed the property is under contract to sell when reached by phone, but declined to comment further on the deal.

Right now there are four Even Hotels open in the United States. They’re all on the East Coast – one in Connecticut, another in Maryland, and two in New York City. IHG will open another Even Hotel in Omaha, as well as a third in New York City, later this year.

Denver’s proposed Even Hotel will go in front of the Landmark Preservation Commission for a design detail review on Oct. 4. Landmark Preservation approved the development’s mass and scale at a meeting in August.
