Rock and roll singer Joe Cocker’s 242-acre Western Slope ranch is hitting the auction block on September 1 – with a little help from his friends.

The husky-voiced rocker, remembered for singing a bluesy cover of The Beatles “With A Little Help from My Friends” at Woodstock, lived in Mad Dog Ranch in Crawford with wife Pam Cocker from 1994 until his death in 2014.

Pam Cocker is selling the 15,800-square-foot mansion with the help of Supreme Auctions, a Scottsdale, Arizona-based real estate auction company, and listing agent Mandy Nadler of Coldwell Banker Residential Brokerage.

Jennie Heal, president of Supreme Auctions, said an auction can help to put a property – especially one outside of Denver, Vail and Aspen – on the map for the kind of buyers that bid on art or antique cars.

“For me, growing up in Europe, the most prestigious things are sold at auction,” she said. “If you’re in the market as a buyer and you’re looking for your next luxury property, you’ve got your radar up.”

Nadler of Coldwell Banker said Mad Dog Ranch, a 2.5-hour drive from Telluride and Aspen, was first listed by another agent two years ago for about $7 million. She hopes the auction will speed up the sale.

“What the auction does is, it sets a finite timeline for offers. So people that are poking around or thinking about it, they have to make a decision,” she said. “The idea is to appeal to as many buyers as we can and get them in the door.”

Nadler said she will show prospective buyers the seven-bedroom house in the first two weeks of August.

Tours will enter through an entryway that includes a staircase curling up to the second floor, which boasts a 1,500-square-foot master bedroom with its own coffee bar and balcony.

The 18-seat dining room table and a snooker table are the only furnishings included in the auction, Nadler said.

Supreme Auctions says the grounds include an “acre-sized swimming pond,” a horse barn, two greenhouses and trails for hikers, horses and ATVs.

The auction company lists three Colorado properties among recent sales, including homes in Cherry Hills Village and Parker.

While the auction does not have a minimum bid, Nadler said would-be buyers must be prequalified and place a $150,000 bidder fee in an escrow account to participate.

Prospective buyers may place bids in advance or attend the auction at 2 p.m. on Sept. 1 on the property, 43405 Cottonwood Creek Road.
