Downtown and Cherry Creek haven’t cornered the hotel construction market.
Colorado Hospitality Services has the frame of a new hotel building out of the ground at 6th Avenue and Federal Boulevard. It’s a dual-brand, Comfort Suites and Mainstay Suites, according to plans the city approved last summer.
The building will have 120 guest rooms. It stands four stories tall and totals 74,000 square feet, with 150 parking spaces.
Mainstay Suites and Comfort Suites are both owned and franchised out by hotel conglomerate Choice Hotels. All of the rooms in each brand are suites, according to marketing materials from Choice, but the Mainstay is tilted more towards the extended-stay market.
For example, each Mainstay Suites room has a full kitchen, while Comfort Suites offers the more traditional microwave, refrigerator and coffeemaker hotel kitchenette.
Bruce Rahmani, Colorado Hospitality Services CEO, did not return phone calls seeking comment on the hotel. The firm bought the Federal Boulevard site from CDOT in 2013 for $788,267, city records show, then took out a construction loan of $9 million from FirsTier bank last year.
