The first new Colorado golf course built this decade has started moving dirt, with an aspiration to host professional golf tournaments in a few years.
Hillside, a Windsor-based development firm, has started construction on an 18-hole golf course in Berthoud named TPC Colorado.
“We think we’re going to be a regional draw,” said Emily Kupec, a vice president of real estate at Hillside. “We are five minutes from the Boulder County line, and we’re right off Highway 287 and pretty convenient for people residing in Denver and Boulder.”
Kupec said the course will be affiliated with the PGA through its Tournament Players Club distinction, and more details will be forthcoming about that in May, including a tour stop from the Web.com Tour, the minor league for the PGA Tour. The Web.com Tour did not return calls seeking comment.
Aaron Kellough, director of communications at the Colorado Golf Association (CGA), said that no new courses have opened in Colorado this decade. He said 16 courses opened between 2005 and 2010, the most recent being the CGA’s own course, CommonGround Golf Course, in 2009.
The $15 million golf course at Heron Lakes project also could include up to 1,200 residential units, according to zoning regulations, Kupec said. It includes 4.5 miles of shoreline, and a rendering shows a handful of holes along the water.
“This is a very big project, more than 800 acres,” Kupec said. “The golf course is one component, but this is a 10-year project with a residential mix that includes multifamily.”
Kupec said her firm still is working on bank financing.
This isn’t Hillside’s first swing at golf course development. The firm opened Highland Meadows Golf Course in Windsor in 2004. And it has hired the same architect: Missouri-based Arthur Schaupeter.
Schaupeter said the course will have seven sets of tees and will play 7,900 yards from the tips. He said he hopes to be spreading grass seed this fall and then potentially open for limited play next summer.
Kupec said her firm acquired extra land to enhance the layout and hopes to open to daily fee play in 2018.
Hillside began purchasing land in Berthoud in 2005 and gained approval from the Town of Berthoud in 2008.
Then the recession hit. And the company waited to tee off on construction.
“Building a multimillion-dollar project then would have been foolish. There is no reason to rush this,” she said. “We saw this piece as the prettiest piece of land in northern Colorado, and we wanted to do it justice.”
