Apartment project assembled in the Highlands

Piece by piece, a new Highlands apartment building is coming together.

Eliot Flats, the first apartment project by Denver developer iUnit, is under construction near the corner of Eliot Street and 32nd Avenue. The building has been built in pieces off-site, and cranes were dropping box-shaped chunks of the complex into place Friday.

Eliot Flats is the first of two projects iUnit has in its Denver pipeline. Brice Leconte launched the company more than a year ago with a mind to slash rents by building smaller units and energy bills by offering tenants a smartphone app tracking how much power they use.

The Highlands project has 40 total apartment buildings. Most of those are studios and the building is scheduled to open early next year.

Leconte is working on a second iUnit project in Five Points. The company bought a 0.36-acre site at 2250 Champa St. for $1.25 million earlier this month. In a previous interview, Leconte said the Champa project would have about 60 studios measuring about 350 square feet each.

IUnit will build the Champa Street project in pieces off-site and put the components together at the Five Points lot, as well.
