Brighton Blvd. gas station slated for retail revamp

Already flush with apartment and office projects, Brighton Boulevard is about to get a dose of retail development.

Iowa-based developer David Carpenter this month bought the gas station and Subway restaurant at 31st Street and Brighton Boulevard for $4.5 million. Carpenter said Wednesday he is working on a retail redevelopment for the site but declined to offer any specific tenants or timeline.

Carpenter, acting as ROF Properties LLC, bought the land from Kathy and Johnny Inc. The sellers paid $1.75 million for the property in 2003, city records show. The 1.3-acre site currently holds a single 18-year-old, 4,000-square-foot building.

The gas station and Subway site is sandwiched between a pair of 270-unit planned apartment complexes. Lynd Co. bought the property immediately west in June and will build an eight-story apartment building. Alliance Residential has its project under construction just across 31st Street.
